DELAYED "LIKE-KIND" EXCHANGE
A delayed exchange occurs when the transfer of the Relinquished Property occurs before the acquisition of the Replacement Property. The delay can be as short as a day, called a Simultaneous exchange or as much as 180 days.
The following are examples of real property that are considered “like-kind” and that can be exchanged by way of a Delayed Exchange: vacant land, commercial buildings, single family rentals, undivided fractional interests, and the like.
